Initial Client Meeting
At the initial client meeting we will gather the critical information that will form the parameters of our design. This meeting is greatly focussed on the client design brief, which can be a detailed document of design preferences complete with sketches and pictures, or as simple as a couple of notes.
For the initial client meeting to be productive, it is essential that all available site information is presented by the client. This can include the Contract of Sale for the land, a sales level site plan for new developments or a detailed survey plan if available. As a minimum the site boundaries/dimensions and approximate slope should be provided.
At the first drawing stage we will draft up a floor plan, basic site plan and façade sketch in course level of detail for client review. This will be based on the information provided at the initial client meeting together with our creative design touch. We include three rounds of design changes at the draft plan stage.
Following client approval of the draft design, the plans will be detailed to a level for builders to provide quotes/tenders from. This will include a site plan, detailed floor plan, all elevations with material finishes noted and a 3D façade sketch. It is best to have a site survey available at this time, so we can determine the finished floor level and cut/fill required based on the natural contours of the site. This isn’t always possible though if the house design is ahead of land registration, as access to the block may not be available yet.
After the client negotiates tenders with builders and signs a building contract, we will complete the plans for Development Application and Construction Certificate or Complying Development Certificate lodgement. At this time, we will also make any final changes the client may have discussed with the builder during the tender process. If a detailed survey plan has not been supplied earlier, we will require this to complete the final plans. Along with the architectural plans, we will also supply the BASIX Certificate, Statement of Environmental Effects and Waste Management Plan for the application.
Application Lodgement/Project Management
We can assist by managing the proposed development pre-construction stage if preferred by the client. This can include engaging and managing other consultants required to gather the necessary documentation for lodgement, as well as lodging and managing applications with Council and Certifiers through to approval stage.
